Privacy policy

Heber Overgaard Guide is operated by Black Summit Holdings LLC. This policy explains how information is handled when you use the directory, free Guide membership and Local Work Board, submit a listing request, purchase a service, or message the Heber Overgaard Guide Facebook Page.
Information we receive
- Information you submit through directory, listing, verification, billing, or Black Canyon 2nd Home Services forms.
- Payment and subscription references supplied by Stripe. We do not receive or store complete payment-card numbers.
- Messages you voluntarily send to the Heber Overgaard Guide Facebook Page.
- Your email for free Guide membership, account verification, listing management, transactional notices and any optional Local Work Board alert consent.
- Local Work Board listing information, enabled contact methods, phone numbers, contact reveals, listing reports and private Guide Message relay content.
- Limited technical and security information needed to operate, protect, and measure the site.
Facebook Messenger automation
When someone messages the Page, a deterministic keyword router may send a short directory or Black Canyon information link. Black Canyon is prioritized only when the message indicates away-property or local-presence needs. Ambiguous or unrelated messages do not receive either canned service reply.
Message text is processed only long enough to classify the request and is not retained by our Worker. To prevent repetitive automated replies, we retain a one-way keyed suppression value and the reply type for up to 24 hours. This value does not contain the message text or the sender's Facebook identifier and is automatically deleted after expiration.
We do not use Messenger content for advertising profiles, sell it, or generate recommendations from ratings or reviews. Meta may separately retain messages under its own terms and privacy policy.
How information is used
We use information to operate and secure the directory and Local Work Board, verify free member accounts, moderate and expire listings, deliver requested contact reveals and Guide Messages, send transactional notices, administer purchased services, respond to inquiries, prevent abuse, and comply with applicable obligations.
Local Work Board privacy
A Help Needed phone number is public only when the poster enables phone contact and explicitly consents to public display. A job seeker’s phone number is never placed in the public page, public API, metadata or structured data; it is returned only to an authenticated verified member after authorization and rate limiting. Member email addresses are not shown to other users.
Guide Message relays a sender-provided name, reply contact and message to the poster’s verified account email. Message content is kept only while needed for bounded delivery attempts and is redacted from the retained delivery record after delivery or terminal failure. Minimal member, listing, delivery and contact-reveal metadata is retained for abuse prevention and operational accountability.
Local Work Board Alerts are optional and unchecked by default. Consent applies only to a combined digest of new Help Needed and Available for Work listings, not general Guide news, business promotions, a newsletter or Black Summit Holdings marketing. Alert-only subscribers do not become Guide members automatically. Email verification is required, each digest includes a one-click unsubscribe, and permanently failing addresses are suppressed automatically.
Service providers and retention
Cloudflare provides hosting, database, security, and email-delivery infrastructure. Stripe processes payments. Meta provides Facebook and Messenger. Active Local Work Board listings expire 14 days after publication unless renewed. Inactive listings and limited moderation, reveal, report and delivery records may be retained as reasonably necessary for safety, abuse prevention and operational accountability.
Your choices
You may request access, correction, or deletion of information associated with you by following our data-deletion instructions or emailing contact@heberovergaardguide.com. We may need enough information to verify and locate the record before acting.
