Selling Property in Heber–Overgaard

A clear property record can help a licensed professional evaluate the sale and explain the property accurately. Gather facts before you choose a listing strategy or make public claims.

Prepare the property file

Collect the documents and details you already have, then ask the appropriate professional which additional records matter for your property.

  • Ownership and title information
  • Parcel number and legal description
  • Survey, boundary, easement, and access information
  • Permits and records for additions or major work
  • Water-source and wastewater-system information
  • Utility providers and service details
  • Propane ownership or lease information
  • Association, road-maintenance, or shared-system documents
  • Insurance claim and repair records you are authorized or required to disclose
  • Furnishings or personal property that may or may not be included
  • Maintenance, winterization, wildfire-mitigation, and seasonal-access information

Describe the property accurately

Avoid assumptions about acreage, buildability, short-term-rental use, legal access, water, utilities, boundaries, improvements, or future development. Ask your licensed professional, title provider, inspector, insurer, and relevant government office how to verify and present material facts.

Consider a Pre-Listing Inspection

A seller may wish to consider an independent pre-listing property inspection before marketing the property. An inspection can help identify visible conditions that may merit repair, specialist evaluation, documentation, or discussion with the listing professional. It does not guarantee that every condition will be found, determine disclosure obligations, establish value, or replace legal, brokerage, engineering, environmental, well, septic, roof, chimney, electrical, structural, pest, or other specialist advice.

  • How will the brokerage present the property and respond to buyer questions?
  • Which services, repairs, disclosures, or specialist opinions should be considered before marketing?
  • How will fees, representation, communication, showing access, and offer review work?
